NEWS

·         The Proposed Budget for 2011 will be mailed to all members before November 15th, 2010.  Members may respond in writing with any concerns. The office must receive all correspondence before December 1st to allow the Board time for review.

·         2011 Proposed Budget Review and Approval - Friday December 3, at 7:00pm - CFA Clubhouse during the regular meeting.

·         2011 Invoices will be mailed no later than December 15th. They are due and payable on January 1st, 2011 but no later than Monday, February 28th, 2011.  If not paid before March 1st a $25.00 late charge will be assessed, and collection efforts initiated.  CFA will continue the payment plan started in 2010.  Call the CFA Office for details.

 

·         The Board voted to grant one free clubhouse rental in 2011 to members paid in full before March

 

·         The CFA Campground will close for the winter on Sunday November 14.

 

·         Daylight savings time ended Sunday November 7.

 

·         The board has incorporated the following wording clarification in the CFA Construction Policy:

 “Repairs or service to existing, previously approved septic systems, houses, mobile-homes, garages, carports, storage buildings, sheds, permanent or floating docks, sea walls, boat houses, piers, swimming pools (in or above ground), decks, porches, underground sprinklers, fences, etc. do not require CFA  Architectural Review Committee approval.   A County Building Permit and/or Progress Energy Permit may be required. 

These types of repairs could include, but are not limited to, replacing roof shingles, deck boards, vinyl siding, adding gravel to driveways, filling holes in lawns, tree removal, pressure washing/mildew removal etc.,

For these repairs, the $1500 road damage deposit is not required.  The CFA office must be notified at least 24 hours in advance of any material deliveries not related to active, approved construction which may use trucks having 3 or more axles. 

Note - these are repairs that maintain the property, versus improving or changing the status of the property. 

Generally, the introduction into CFA of any heavy equipment other than delivery vehicles requires an approved ARC construction permit.”

·         Additionally, the CFA Rules and Regulations have been updated to enforce (effective January 1st, 2011) the long-existing rule that the CFA office must be notified at least 24 hours in advance of any material deliveries not related to active, approved construction which may use trucks having 3 or more axles.  This includes, but is not limited to, gravel, concrete, landscaping materials, and lumber.  No damage deposit is required for these deliveries.

·         The board has approved the use of the CFA web site for some personal advertising and information.

·         Progress Energy will conduct maintenance activities near the Lake Tillery Dam during the month of December 2010.  The lake level will need to be lowered to perform this maintenance.  During and up to 10 days prior to this time, water levels will fluctuate and may drop as much as 10 feet below normal operating levels for several days.  If you have a boat on the lake, please take appropriate actions to secure it during this period.”

IMPROVEMENTS

  • Renovations to the CFA campground bathhouse and campsite electrical systems are complete.  Thanks to all the volunteers who accomplished this! 

 

  • New fencing around the CFA pool is planned for 2011 in part to comply with new a new law on pool fences and because the old fence was well worn.

 

  • Additional security cameras are planned for the clubhouse and office areas pending final Board approval and funding.

 

  • Initial planning is underway to consider the feasibility of adding a second entrance near the main gate to ease congestion during busy periods.
