1.The
2010 CFA Invoices were mailed in December, with payment due on January 1st.In addition to not receiving new windshield
stickers, a $25 late fee will be added to any account not paid by 4:00 PM on
Friday, February 26, 2010, and gate cards will be deactivated for gates other
than to the owned property.This year we
accept credit cards, offer a payment plan, and participate in automatic
checking debit (ACH) to provide more flexibility to property owners.Our policy of using all legal means to
collect delinquent fees will continue.It has proved quite effective, but costs everyone extra money.Pay on time and avoid late fees and collection
costs.
2. Since the
year 2000, CFA Rules state that:
-Two (2) gate
cards are issued to each owner who is a CFA Member. Two (2) additional gate
cards may be obtained at the CFA Office by CFA Members for $25.00 each. The
gate cards of owners who are CFA Members will provide access to all gates in CarolinaForest.

One (1) gate card is issued to each owner who is a Non-Member.One (1) additional gate card may be obtained
at the CFA Office by Non-Members for $25.00 each.The gate cards issued to Non-Members provide
access only to the gate leading to their property.

Anyone with extenuating circumstances requiring more than the permitted number
of gate cards must submit a written request seeking board approval.

Two (2) vehicle stickers are issued to each Member when the current year’s fees
are paid. Two (2) additional stickers may be purchased at a cost of $5.00 each.
Members requiring more than four (4) vehicle stickers must submit a written
request seeking board approval. A Member who disposes of a vehicle and needs a
sticker for another vehicle can switch the sticker to the new vehicle or bring
it to the office for a replacement.
It
seems that several residents have not been aware of these rules.These rules have been in effect for 10 years,
and unless changed by the Board of Directors, will continue to be enforced. There is no such thing as “complimentary”
window stickers.
Also
notice that the rules state “owner”.
Just like with our voting rules, it doesn’t matter how many lots an
owner owns, he/she/they only get one vote, and gate cards and window stickers
as described above.
3.Time Warner has informed us that they hope to begin cable installation
in CFA sometime in March.
4.Marina
fees will soon be billed and payment is due on April 1st.Anyone that hasn’t paid these fees by April 7th
will jeopardize their chance of retaining their existing slip.All fees on at least their primary lot must
be paid before an owner is eligible to rent a marina space.
5.New fireworks
law in place.A new NC State law
requires anyone who uses pyrotechnic fireworks to submit an application to the
State Fire Marshal, attend a safety class, and score a passing grade of 80% on
